The Shebara Resort has opened on Saudi Arabia‘s Red Sea coast, featuring mirrored orbs developed by Killa Design and interiors by Studio Paolo Ferrari that were crafted to make best use of the complex curved dimensions.

Shebara is a luxury resort set on a series of uninhabited islands off the coast of Tabuk Province, Saudi Arabia. The resort comprises a string of 38 overwater villas and 35 beachfront retreats that aim to immerse guests in the natural surroundings.

Architecture studio Killa Design oversaw the architecture project for developer Red Sea Global, which described the resort as a self-sufficient, solar-powered destination “where barefoot luxury meets conservation.”

The overwater villas were designed to evoke a string of pearls, with each polished stainless-steel orb reflecting the sea and sky. The one-bedroom villas have an internal floor area of 103 square metres, while the two-bedroom versions measure 189 square metres.

Guests enter the pods through openings carved into one side. Living spaces and bedrooms are arranged on either side of the central entrance, with glass sliding doors creating a seamless connection with the outdoor patios and infinity pools.

The same architectural form was used for the beachfront villas, which follow similar dimensions and layouts but provide larger outdoor spaces overlooking the beach and sea.

In addition to the one- and two-bedroom villas, Shebara also offers two collections of properties set on their own private islets. The Crown Villas Ensemble and Royal Villas Ensemble both feature three one-bedroom villas and a three- or four-bedroom villa with exclusive beach access.

Toronto-based Studio Paolo Ferrari was responsible for the resort’s interior design, which seeks to balance timeless elements with furniture and finishes that complement the architecture’s progressive design language.

“There’s something transcendent about the resort, taking us back to dream-like cinematic sequences,” said the studio’s principal Paolo Ferrari.

“We were tasked with creating something extremely forward-looking and captivatingly enigmatic, but wanted to ensure the guest experience still felt crafted and natural.”

Shebara’s unusually shaped architectural forms prompted the need for a highly bespoke solution that responds to the complexity of the internal dimensions.

“The relationship between the interior architecture and furnishings, as well as finishes, was studied in detail,” Ferrari explained.

“Headroom clearance, proximity to the curving walls and ceiling planes, and the compressed proportion on the perimeter was impossible to address strictly in plan and had to be fully explored in three dimensions.”

The interiors feature custom furnishings, including elongated sofas and curvilinear bed frames that follow the concave walls. These elements were handcrafted in materials such as stainless steel or high-gloss wood to emphasise their sculptural forms.

Spaces are delineated by built-in and free-standing furnishings, with leather-clad walls featuring bronze inlay used to create partitions between rooms where required.

The furniture is designed with dynamic lines that echo the architectural forms. Organically shaped sofas and armchairs are complemented by metal standing lamps and glass pendants suspended above the onyx-topped dining tables.

Each Shebara villa contains a monolithic wall-mounted bar cabinet rendered in mirrored steel. The reflective pods incorporate automated hydraulic doors that open to reveal an interior lined with red leather.

“They’re these mesmerising and perplexing things,” Ferrari said of the cabinets. “This is the invention in the room; the never-before-seen thing.”

The amorphous furniture designs aim to showcase quality craftsmanship and engineering, as well as introducing familiar natural forms and materials that juxtapose with the otherworldly architecture.

For the bedrooms, Ferrari’s firm designed bed frames that follow the curve of the wall and incorporate nightstands into their cascading forms.

The beds in the Overwater Villas are finished in stainless steel, leather and mirrored glass, while the bed in the Royal Villa’s principal suite is carved from solid onyx.

Bathroom fixtures designed for the project include cantilevered circular mirrors, vanities in solid oak or mirror-polished steel, and monolithic freestanding baths with flowing forms.

The islands that make up the Shebara resort sit within a coral reef surrounded by an ecosystem consisting of mangroves, sand dunes, sea grasses and desert flora.

The development has a LEED-Platinum environmental rating, due to its use of renewable energy from an onsite solar farm, as well as a desalination plant and circular waste management system that the developer said makes it mostly self-sufficient.

Shebara is the latest project by Killa Design. The studio is best known for designing the distinctive Museum of the Future in Dubai, which consists of an elongated ring decorated with Arabic calligraphy.

Studio Paolo Ferrari’s previous projects include a cinematic interior for a Toronto restaurant and a cannabis dispensary featuring mirrored ceilings and custom-made sniff jars.

In this interview, Killa explains why true luxury is often invisible, how to make a building evoke emotion and why architecture today must offer more than just spectacular pictures for Instagram.

Jumeirah Marsa Al Arab in Dubai: The secrets behind the new luxury hotel

Shaun Killa is one of Middle East’s most influential contemporary architects. He rose to prominence through visionary large-scale projects such as the award-winning “Museum of the Future” in Dubai, a sculptural landmark that uniquely combines technology, poetry, and precision. Killa had previously set standards with iconic designs such as the Dubai Opera and the Bahrain World Trade Center – not only aesthetically but also in terms of sustainability. His latest project, the luxury hotel “Jumeirah Marsa Al Arab,” adds a new dimension to this oeuvre: quieter, more subtle, but no less impressive. In an interview with GQ, the South African-born architect talks about understated luxury, emotional spatial experiences, sketch ideation – and how to design a building that is neither loud nor intrusive, but simply unforgettable.

GQ: Mr. Killa, your new building, the “Jumeirah Marsa Al Arab”, is reminiscent of a superyacht in its design language. When did you know: This is the right design?

Shaun Killa: It was a process of refinement. The briefing of the client was clear: the Jumeirah Burj Al Arab remains the landmark. Our building should complement it, not compete with it. We have developed many variants – some were too bold, others too restrained. Finally, we decided on the one that looked balanced. The Jumeirah Marsa Al Arab does not compete – it brings its own sense of luxury and prestige.

Shaun Killa on the important common thread in a project

So it was also about respecting the existing landmark?

Shaun Killa: Absolutely. From the beginning, it was clear that the view of the Jumeirah Burj Al Arab could not be compromised, that was our first major design decision. The second was thematic: We wanted to embrace the site’s maritime heritage, but in a contemporary way. The building’s lines are inspired by a modern superyacht, luxurious, elegant, and modern.

What can guests expect when they arrive?

Shaun Killa: Not a typical hotel entrance. From the moment you are dropped off, you stand on a direct axis with the Jumeirah Burj Al Arab – that’s dramatic. Inside, the experience changes. We focused on intimacy: smaller spaces, separate pools, relaxation areas – almost like on a private yacht. This is exactly what the ultra-luxury clientele is looking for. Not a huge lobby, but something intimate, quiet, comfortable.

The meaning of true luxury

In an earlier interview, you said the building had to be “restrained and luxurious” – and that true luxury is often unexpected. What is your personal favorite detail about this project? Maybe something you don’t notice right away?

Shaun Killa: I would say the arrival itself. You are dropped off under a large, wing-like arch and have a clear view of the sea, the horizon and the Jumeirah Burj Al Arab. Day or night, the combination of form, lighting and context is something special. It’s subtle, but it creates a powerful emotional impact – and that to me is luxury: not loud gestures, but moments that stick in your memory.

And inside?

Shaun Killa: Here to, we didn’t want a conventional approach. There is no central, monumental lobby. Instead, you move through a series of smaller, intimate spaces. Even the lounge is divided into five or six zones, each for about 20 to 25 people. This creates a sense of comfort. That was important to us. In other hotels everything is designed for grandeur – we wanted the opposite: something quiet and exclusive.

With a great view.

Shaun Killa: Exactly. When you enter the front facing rooms, you have three views simultaneously: the Jumeirah Burj Al Arab, across the marina and out to the open sea. It is an almost 720-degree view that gives guests a sense of constant connection with the water. This type of visual layering is rare – and it elevates the experience to a new level.

Accommodation or experience? The hotel industry of the 21st century Century

Does the atmosphere change at night?

Shaun Killa: Yes. We have introduced a subtle LED line that runs along the balconies and gently traces the architecture after sunset. The building is deliberately designed to be sculptural – it shifts, staggers back, interlocks in certain areas. The movement of these lines draws the eye across the form to where the building merges into the landscape. For me, that’s the real highlight: the form becomes even more expressive in the softer light.

How do you start a design – with an idea, a line or a feeling?

Shaun Killa: For me, it usually starts with a feeling. I ask myself: what does this building want to be? Whether it’s the Museum of the Future, the Dubai Opera or a resort – I start by thinking about how it should fit into its context. It is about understanding the relationship to the place, to the city, the people – and then finding a solution that is elegant and timeless.

What does that mean in practice?

Shaun Killa: At the Museum of the Future, we had six weeks. I tried four or five different variations in the first half – and discarded them all. It just didnt feel right. I started from scratch. Sometimes you have to go through that process to find the right answer.

The design secrets of the Jumeirah Marsa Al Arab

And with the “Jumeirah Marsa Al Arab”?

Shaun Killa: I thought of the “Trilogy”: the very modern Jumeirah Burj Al Arab, the Jumeirah Beach Hotel – and what comes next? We divided the building to preserve the view of Jumeirah Burj Al Arab from Sunset beach, and then focused on the form. It should have a maritime quality, reminiscent of a superyacht in motion. But also to be majestic – subtle in its architectural language. Often the simplest forms are the most elegant.

Is there a technical detail on the Marsa Al Arab that is particularly clever, but barely visible?

Shaun Killa: Yes, the facade. It is made of GRP (glass reinforced plastic) and has been completely modeled in Rhino 3D. Each geometry went directly into fabrication, allowing us to create continuous, seamless forms with almost invisible joints. This level of refinement is very demanding. Another example is the Quay Wall Villas—the world’s first villas built directly over a rock revetment. Normally, such infrastructure and architecture are separate—we brought them together. This created villas that appear to float.

Do you still work by hand?

Shaun Killa: Yes, I still sketch with pen or pencil, whatever’s available. (laughs) When I draw, I work on how a building behaves in its environment. It’s intuitive. Drawing allows me to quickly test ideas without immediately falling into technical specifications. On the computer, you immediately get to scale and detail, sketching keeps it open, conceptual.

Are there rituals that you can no longer do without?

Shaun Killa: Absolutely. I visit the construction site as often as possible. You notice things on site that you don’t see in a drawing. I also ask a lot of questions, not just about functions or numbers, but about emotional goals. What do I want people to feel here? What memories do I want them to take away? I try to understand everything from the perspective of the client, the guests and the building itself.

Do you prefer to work alone or in a team?

Shaun Killa: It depends. I like to sketch on my own to clarify the core idea, but I often pitch my ideas to the team. We have over 100 talented designers, and honestly, it often becomes a bit of a design competition, in the best sense. (laughs) They challenge each other, and challenge me too. That energy helps the work evolve.

Sustainability as a central topic

With all the external influences – from the customer to the technology – do you have a personal guiding principle that you adhere to?

Shaun Killa: Yes, I always stick to the core idea. Over the course of a project, it’s easy to lose the original thought. But if you maintain that common thread, from the initial design to the final detail, the architecture becomes coherent and can become truly iconic. And sustainability is part of the process from the very beginning, through orientation, passive solar control , energy recovery, and renewable energy. In some projects, we’ve achieved complete solar operation. At Jumeirah Marsa Al Arab, the space constraints didn’t allow for that, but we incorporated all feasible sustainable elements.

Sustainability is currently a central topic in architecture. Do you think the term is sometimes overused?

Shaun Killa: Yes, definitely. It’s often mentioned, but not always backed up with substance. To achieve true sustainability, you have to work through the details, materials, systems, efficiency. Only then can you convince clients or budget planners. If you don’t know exactly what you’re talking about, you’ll quickly be outvoted. We have real experience with net-zero projects, and this benefits even those projects where complete sustainability isn’t feasible.

Was there a detail in this project that could have been implemented better without regulations?

Shaun Killa: Not really. We always work within technical and regulatory frameworks and integrate them into the design from the very beginning. Even a project like the Museum of the Future , which looks almost otherworldly, meets all regulations regarding fire safety and escape routes. You work within the rules, and still create something extraordinary. That’s what I call solution-oriented design.

You have been in business for decades – how have the expectations of architecture changed?

Shaun Killa: The hospitality industry has completely changed. Twenty years ago, a resort was primarily about function, a place to stay and eat. Today, people are looking for an experience. They want something emotional, something they can share. Instagram has changed that, many guests find a hotel through pictures. And once they’re there, they’re looking for moments. A resort today needs to resonate visually and emotionally.

The Instagram-driven design approach of modern architecture

As an architect, how do you deal with this Instagram-driven design approach?

Shaun Killa: We embrace it. In our studio, we call them “irresistible, Instagrammable moments” (laughs). Every project should have seven to ten such moments, not because they’re good for social media , but because they evoke a strong emotional response. When someone feels something when they walk into a room, they want to capture, preserve, and share that moment and when it’s shared, others want to experience it for themselves.

And that works?

Shaun Killa: Yes, absolutely. This resort hasn’t even officially opened yet , and yet occupancy is already remarkably high. This has been achieved almost entirely through word of mouth and social media. Several well-known influencers have already visited—not by invitation, but because they wanted to. It’s about ensuring that every guest, no matter who they are, has a truly special experience. Something unforgettable.

Does it sometimes bother you as an architect that today it often seems to be just about photos?

Shaun Killa: That’s simply the direction the world is heading. People express themselves visually. If someone is moved by a space and wants to share that, that’s a good thing. As designers, it’s our job to respond to that. To create spaces that touch people and are memorable—whether someone takes a photo or not.

Dubai-based super prime property developer 25 Degrees has partnered with world-renowned architecture firm Killa Design to create two custom-built ultra-luxury Signature Villas on Palm Jumeirah, redefining the pinnacle of sophisticated waterfront living.

The two new beachfront villas will be located close to the tip of one of the Palm’s fronds, and will be custom-built from the ground up on a previously empty plot – setting them apart from the renovated, pre-existing villas that dominate Palm Jumeirah’s offering.

We recently featured the highly anticipated Jumeirah Marsa Al Arab in Dubai, with its bold design by award-winning architect Shaun Killa. As the project prepares to set sail we caught up with Killa to find out a bit more about its inspiration, its challenges and questions around sustainability…

In the nine years since Shaun Killa established Killa Design, the studio has designed and constructed a significant number of projects that have made a tangible difference to the architectural and construction landscape of the Middle East and wider region. Projects such as the Museum of the Future, Office of the Future, The Vida Marina and The Address Beach Resort have pushed the boundaries of design and it would appear that Jumeirah Marsa Al Arab, now slated for Q1 of 2025, is set to follow suit.

Pauline Brettell: The Jumeirah Marsa Al Arab is setting out to ‘re-define ultra luxury’ – the Dubai ultra-luxury playing field is fairly crowded, how is this project going to stand out?

Shaun Killa: Jumeirah Marsa Al Arab is poised to redefine ultra-luxury in Dubai’s competitive market by seamlessly integrating with the ocean and superyacht marina, offering an unparalleled coastal experience. The design vision of the development complements the iconic Jumeirah Burj Al Arab Jumeirah, completing an architectural trilogy with the Jumeirah Beach Hotel. This creates a cohesive narrative that transitions from traditional to futuristic architecture. Inspired by the sleek elegance of super luxury yachts, Jumeirah Marsa Al Arab’s fluid design evokes the image of a yacht gracefully heading out to sea.

From the moment guests arrive, they are greeted by unique architectural features, such as the arch that perfectly frames the Jumeirah Burj Al Arab Jumeirah, setting the stage for a remarkable journey through design. The carefully crafted F&B experiences enhance intimacy, while the building’s strategic placement within the sea offers guests stunning views of both the Jumeirah Burj Al Arab and the vibrant superyacht marina.

This project is not just about providing a service; it’s about creating extraordinary, otherworldly experiences that capture lasting memories through its architecture, meticulously designed interior spaces, and the lush landscapes that weave throughout the resort.

PB: This is part of a series of Jumeirah developments – did you approach it as a stand-alone project or is there a design relationship with the other buildings.

SK: When we began designing Jumeirah Marsa Al Arab, one of our key objectives was to ensure it complemented the iconic Jumeirah Burj Al Arab. We aimed to create a design that not only respected this renowned landmark but also completed and enhanced the trilogy of hotels, which includes Jumeirah Beach Hotel.

Our first step was to determine the narrative we wanted our design to convey. We carefully studied the Jumeirah hotels along the beachfront to ensure that our story would integrate seamlessly with the existing resorts. This led us to conceptualise a design narrative that begins at Madinat Jumeirah and culminates at Jumeirah Marsa Al Arab, reflecting a journey through time in architectural expression.

The narrative illustrates the evolution of design, starting with the traditional architecture of Jumeirah Al Qasr and Jumeirah Mina A’Salam, transitioning through the classic design of Jumeirah Al Naseem, and moving into the modern era with Jumeirah Burj Al Arab and Jumeirah Beach Hotel. The story reaches its conclusion at Jumeirah Marsa Al Arab, where we explore the future of design through its futuristic, yet sinuous architecture.

PB: What was the starting point for the JMAA design – the point of inspiration?

SK: Jumeirah Marsa Al Arab is the first Jumeirah property to extend out into the sea, surrounded by expansive resort landscaping, with the Burj Al Arab to the west and a superyacht marina to the east. The hotel’s unique double-loaded design features both single-aspect and double-aspect rooms, each showcasing the undulating timeless architectural style on both sides.

In designing the property, we strategically separated the hotel from the residences and angled the building to orient the entrance toward the Jumeirah Burj Al Arab. This deliberate positioning ensures that guests are greeted with a breathtaking view of the iconic landmark as their first impression before they even step into the lobby.

PB: As a firm, Killa Design is “dedicated to creating innovative buildings that are timeless, environmentally sustainable, and contextually inspired”. Can you talk us through the sustainable points of the JMAA design?

SK: Sustainability is at the core of the design. One of the major contributing factors was creating continuous balconies to self-shade the glass façade in doing this we reduced the heat load on the building, lowering the cooling load per sqm by up to 40 per cent. All the mechanical and electrical systems have been specified as low energy recovery systems and work together in symphony to reduce the overall energy consumption.

PB: Are there specific design details that have been put in place to reduce carbon emissions on this project?

SK: Grey water recycling is used for irrigation, and large parts of the back of house areas are covered with landscaping creating a landscaped roof and reducing heat island effect. Low energy variable pumps and LED throughout also contribute to the reduction in energy which reduces carbon emissions. All of Killa Design buildings are considerate towards nature, conservation and improve the quality of life in their surrounding urban ecosystems.

PB: Can you elaborate on the contextual inspiration of the design?

SK: The design draws heavily from its immediate surroundings, utilising similar materials to those found in the Jumeirah Burj Al Arab and Jumeirah resorts in the beachfront, reinforcing the architectural connection between these three iconic properties. Inspired by the elegance of super luxury yachts, we sought to evoke the sensation of being on the water through the use of fluid, curving forms, reminiscent of a yacht gracefully heading out to sea. In the past, the technology limited us to creating designs with sharp, almost two-dimensional lines.

However, with today’s advanced software, we can achieve the smooth, double-curved lines that bring a new level of fluidity to the design. The residence building slopes in one direction, while another curve sweeps back on itself, creating a dynamic sense of movement. Although the structure is stationary, the eye is drawn to perceive it as moving seaward, capturing the essence of motion and fluidity in its architecture.

PB: There are often architectural details that guests might not be aware of, but which are there under the skin of the building, informing their experience? Can you share some of these hidden details from JMAA.

SK: When designing the hotel, we carefully considered the impact on the surrounding environment, particularly the iconic Jumeirah Burj Al Arab. While we could have easily combined the hotel and residences into a single structure, we were mindful of preserving the view of the Jumeirah Burj Al Arab from the beach. We meticulously analysed various angles and GPS positions to ensure that tourists and the public would have the best possible view of this landmark from Jumeirah’s open beach.

This consideration led us to intentionally separate the hotel and residences, creating an open sightline to the Jumeirah Burj Al Arab. Additionally, several hidden architectural details enhance the guest experience without being immediately visible. For example, the back-of-house operations are designed to remain out of sight, ensuring a seamless guest experience. Dedicated spaces for staff, including basement-level staff bays and utility rooms, keep operations running smoothly without disrupting the guest environment. The car park is also thoughtfully designed to optimise the valet service, allowing for quick and efficient vehicle retrieval while maintaining a streamlined process.

PB: What was the biggest challenge, and what is your favourite design detail in this project?

SK: One of the biggest challenges we faced was ensuring that functionality and architecture seamlessly merged, particularly in the design and construction of the arch. We needed to create a structure that not only framed the perfect view of the Jumeirah Burj Al Arab but also supported 11 floors with a span of 36 meters and a height of 12 meters. This was a significant engineering feat, requiring careful planning and execution.

Another challenge was the design and construction of the quay wall villas, which are cantilevered over the rock revetment. This innovative approach had never been attempted before and demanded a high level of engineering ingenuity to bring it to life.

My favourite aspect of this project is the sense of fulfilment that comes from seeing it all come to life. As a team, we have dedicated ourselves to every detail in the design and construction of Jumeirah Marsa Al Arab. The moment the hotel opens its doors is when we hand over our work to the guests, allowing them to experience and enjoy everything we’ve created. I eagerly anticipate the day I can drive up to the hotel, be dropped off, and head up to the terrace to watch the sunset, all while witnessing guests explore and immerse themselves in the experience we’ve crafted!

Your personal favourite design project?
The Museum of the Future. It stands as a testament to Dubai and the UAE’s commitment to innovation, cultural heritage, and visionary leadership. This iconic structure not only contributes to the city’s global standing but also resonates deeply with the cultural and historical context of its Arabian roots. The art of calligraphy, prominently features in the museums design, serves as a bridge between the rich legacy of the past and the forward-looking aspirations of Dubai’s leadership. In essence, The Museum of the Future has not only enriched the cultural landscape of Dubai but has also significantly boosted its tourism economy, making it a key player in the city’s ongoing transformation into a global hub of creativity and innovation.

 If you HAD to relocate – city of choice?
If I had to relocate, my city of choice wouldn’t just be one place. I’d choose the freedom to sail around the world on a beautiful sailing yacht. There’s something incredibly inspiring about visiting some of the most stunning port towns and cities, experiencing the unique character of each place. This way, I could continue to design projects that enhance people’s lives, drawing inspiration from the diverse cultures and landscapes I encounter along the way. It’s the perfect blend of adventure, creativity and the pursuit of meaningful work.

That one hotel that ticks all your personal designer boxes?
I’ve been fortunate enough to visit many beautiful hotels around the world, each offering unique attributes that I’ve learned from, both from a spatial and contextual perspective. These experiences have continuously informed and inspired me, allowing me to refine and enhance Killa Designs’ philosophy as we create phenomenal resorts across the globe. Rather than pinpointing just one hotel, it’s this collective knowledge and inspiration from various destinations that truly ticks all the boxes for me as a designer.

Located in the Red Sea, the hotel boasts spectacular overwater villas.

Saudi Arabia’s Red Sea looks set to be one of the world’s most dramatic developments. Shebara Resort is located in the megaproject, and is accessible by boat or seaplane. Now, the latest images have been unveiled, and Shebara Resort is open for reservations.

Shebara Resort is a 45-minute boat ride from the mainland. Located in Al Wajh Lagoon, it aims to offer unparalleled exclusivity. The site will be home to two hotels, including Shebara Resort.

Shebara Resort has been designed by Killa Design. The hotel includes 73 keys, which span beach and overwater villas. The options include a One Bedroom Beach Crown Villa, One Bedroom Overwater Villa, Two Bedroom Beach Villa, and Two Bedroom Overwater Villa.

The stainless-steel orbs create a striking image and not only draw inspiration from but reflect the natural surroundings. Each orb includes a reflective mirror and weighs around 150 tonnes. The inland villas are inspired by the undulating sand dunes. The hotel has been created with eco-materials chosen, and the resort has been powered by a solar energy farm.

With bookings now open, you can take advantage of the special opening offer, where you’ll receive a complimentary third night for every two paid nights, available until Friday, February 28, 2025. This promotion includes daily breakfast for two and is valid for stays starting in November. Rates start from AR 11,000 per night.

The Red Sea Project is expected to cover 28,000 kilometres of islands, beaches, deserts, mountains and even volcanos and be a leading destination for eco-luxury. The plan is to have no waste-to-landfill or single-use plastic and be 100 per cent carbon neutral.

The Red Sea International Airport has been designed by the British architectural firm, Foster + Partners. The structure has been inspired by the desert, oasis and sea, and will feel like a private, personalised terminal.

Zamani Islands: Atoll Estates announces eight-island “lifestyle destination”

Atoll Estates has announced the development of a new “lifestyle destination” named Zamani Islands. Located in the Maldives’ South Malé Atoll, it will comprise eight islands, three individual resorts and the country’s first superyacht marina and yacht club. Planning is courtesy of Dubai architecture firm Killa Design.

Zamani Islands is set to launch its “first phase” in spring 2026, which involves a collection of private estates and mansions available for residential purchase. Included within each residence are multiple private pools, a personal spa and wellness area as well as a private berth within the superyacht marina. The berth comes with full-service facilities including crew amenities, provisioning, maintenance and a yacht club.

Ownership also comes with “unrestricted access” to the resorts and facilities, including three spas (one of which is the “first medical spa in the Maldives”) and 28 food and beverage venues. The resort’s culinary “crown jewel”, however, will be the Maldives’ largest underwater restaurant.

Zamani Islands aims to be the first 100 per cent clean, renewable energy resort in the Maldives. Initiatives include a “coral relocation [and propagation] programme” (with a proposed 70 hectares dedicated for this purpose). The first resort also aims to produce 50 per cent of its food requirements and have 100 per cent of its energy needs met by renewable sources.

“This is a project more than two years in the making. It was our intention from the outset to conceive a resort with sustainability truly at its heart that will do good for both people and place,” said Atoll Estates founders Amit Majumder and Dmitry Bourtov. “We are excited to share further details of Zamani Islands as the project develops.”

Atoll Estates to launch Zamani Islands, including the Maldives’ first ever Superyacht Marina.

Atoll Estates has announced the development of Zamani Islands, a lifestyle destination in the Maldives’ South Malé Atoll, including the country’s first superyacht marina and yacht club. This ground-breaking destination will launch its first phase in Spring 2026, redefining luxury and sustainability with a deep commitment to placing ‘Planet and People’ as the driving force from design to across the entire operation.

Extending to 5km in a natural lagoon, eight islands will accommodate three individual resorts, designed in partnership with resort master planner Killa Design. Zamani Islands aims to be the first 100% clean, renewable energy resort in the Maldives and is located 21 nautical miles from the main international airport.

Concept

Founders and curators of Atoll Estates, Amit Majumder and Dmitry Bourtov, bring extensive experience across the hospitality industry. Their expertise spans conceptualisation and development to ownership and operations, including more than two decades of building and operating luxury resorts within the Maldives specifically.

Amit and Dmitry comment: “Zamani Islands is a project more than two years in the making. It was our intention from the outset to conceive a resort with sustainability truly at its heart that will do good for both people and place. Within this framework, Zamani Islands will also set new standards for a lifestyle destination both within the Maldives and globally. We are redefining what is possible in the Maldives whilst respecting the unique natural environment of the setting: creating a harmony between nature and luxury. We are excited to share further details of Zamani Islands as the project develops.”

Private Estates and Mansions

The first phase will launch a collection of Private Estates and Mansions, with 14 available for residential purchase off-plan. Each has been conceived with renowned architect and designer YoDezeen, recognised for its specialisation in ultra-luxury private residences globally. Developed with utmost attention to detail, the private Beach Front Residences offer between four and eight bedrooms. The timeless, sleek designs using the finest natural resources sit comfortably within the pristine surroundings, embracing the connection between indoor and outdoor living.

Spacious entertaining zones are strategically positioned to capture the best Indian Ocean views. Each villa offers beautifully appointed bedrooms, multiple-private pools across different levels, a screening room, a personal spa and wellness area as well as dedicated fitness and game spaces. Personal butler service will cater to all needs. Included with each residence is a private berth within the Maldives’ inaugural superyacht marina with full-service facilities including crew amenities, provisioning, maintenance and a yacht club.

Sustainability

Underpinning this spectacular lifestyle hub is a dedication to sustainability and the Atoll Estates PURE philosophy: to Produce, Upcycle, Reduce and Educate. This focuses on clean, renewable energy as the first resort designed to have 100% of its energy needs met by renewable sources of energy; prioritising the growth of the resort’s own food (with a long-term goal to produce 50% of its requirements); promoting self-sufficiency; striving to reduce and reuse waste as well as educating staff and guests on sustainability.

Environmental sensitivity has been prioritised throughout the design and construction processes, encompassing the careful selection of construction materials. Priority is given to respecting the marine environment, with Atoll Estates having an active coral relocation programme in place during the build and after construction, a coral propagation programme with a proposed 70 hectares dedicated for this purpose.
