Atoll Estates to launch Zamani Islands, including the Maldives’ first ever Superyacht Marina.

Atoll Estates has announced the development of Zamani Islands, a lifestyle destination in the Maldives’ South Malé Atoll, including the country’s first superyacht marina and yacht club. This ground-breaking destination will launch its first phase in Spring 2026, redefining luxury and sustainability with a deep commitment to placing ‘Planet and People’ as the driving force from design to across the entire operation.

Extending to 5km in a natural lagoon, eight islands will accommodate three individual resorts, designed in partnership with resort master planner Killa Design. Zamani Islands aims to be the first 100% clean, renewable energy resort in the Maldives and is located 21 nautical miles from the main international airport.

Concept

Founders and curators of Atoll Estates, Amit Majumder and Dmitry Bourtov, bring extensive experience across the hospitality industry. Their expertise spans conceptualisation and development to ownership and operations, including more than two decades of building and operating luxury resorts within the Maldives specifically.

Amit and Dmitry comment: “Zamani Islands is a project more than two years in the making. It was our intention from the outset to conceive a resort with sustainability truly at its heart that will do good for both people and place. Within this framework, Zamani Islands will also set new standards for a lifestyle destination both within the Maldives and globally. We are redefining what is possible in the Maldives whilst respecting the unique natural environment of the setting: creating a harmony between nature and luxury. We are excited to share further details of Zamani Islands as the project develops.”

Private Estates and Mansions

The first phase will launch a collection of Private Estates and Mansions, with 14 available for residential purchase off-plan. Each has been conceived with renowned architect and designer YoDezeen, recognised for its specialisation in ultra-luxury private residences globally. Developed with utmost attention to detail, the private Beach Front Residences offer between four and eight bedrooms. The timeless, sleek designs using the finest natural resources sit comfortably within the pristine surroundings, embracing the connection between indoor and outdoor living.

Spacious entertaining zones are strategically positioned to capture the best Indian Ocean views. Each villa offers beautifully appointed bedrooms, multiple-private pools across different levels, a screening room, a personal spa and wellness area as well as dedicated fitness and game spaces. Personal butler service will cater to all needs. Included with each residence is a private berth within the Maldives’ inaugural superyacht marina with full-service facilities including crew amenities, provisioning, maintenance and a yacht club.

Extraordinary Facilities

Ownership at Zamani Islands will offer unrestricted access to the resorts and the incredible array of facilities, including three spas – one of which is the first medical spa in the Maldives. Elevating the standard of luxury dining, Zamani Islands will offer an exceptional gastronomic experience across 28 F&B venues. Rooted in sustainability, the resort endeavours to create an eco-conscious dining experience using ethically cultivated produce, grown in-resort as far as possible. A crown jewel in the culinary collection will be the Maldives’ largest underwater restaurant, creating a unique aquatic setting, The globally-inspired cuisine will provide epicurean encounters to complement each restaurant’s meticulously designed ambiance.

Sustainability

Underpinning this spectacular lifestyle hub is a dedication to sustainability and the Atoll Estates PURE philosophy: to Produce, Upcycle, Reduce and Educate. This focuses on clean, renewable energy as the first resort designed to have 100% of its energy needs met by renewable sources of energy; prioritising the growth of the resort’s own food (with a long-term goal to produce 50% of its requirements); promoting self-sufficiency; striving to reduce and reuse waste as well as educating staff and guests on sustainability.

Environmental sensitivity has been prioritised throughout the design and construction processes, encompassing the careful selection of construction materials. Priority is given to respecting the marine environment, with Atoll Estates having an active coral relocation programme in place during the build and after construction, a coral propagation programme with a proposed 70 hectares dedicated for this purpose.
